St. Albert Hosts Open House on Clean Technology Project

Edmonton - An Open House will be held at the St. Albert Inn for people wanting to view and comment on a proposed amendment to the St. Alberta Municipal Development Plan – ‘Future Land Use from Future Study Area to Residential’. This change would allow for the Rampart Avenir Clean Technology Community to be located along the west side of St Albert bordered by Carrot Creek.

Rampart Avenir™ Communities Ltd. submitted an alternative environmentally sustainable community development proposal for St. Albert that will reduce their need to raise taxes and will also protect the Carrot Creek eco corridor.
The Rampart Avenir™ proposal for North America's largest clean technology innovation community incorporates light industrial lands that are away from the environmentally sensitive Carrot Creek corridor. Studies undertaken at the request of St. Albert show a significant net positive benefit of $3 - 4 million per year for the city for such a project.
St. Albert is currently considering a separate proposal to locate an industrial park along the environmentally sensitive Carrot Creek corridor that could result in taxes needing to be raised to support and service this natural corridor for industrial purposes.
According to St. Albert’s Commercial and Industrial Development Discussion Paper, the current allocation of a further 300 HA of industrial lands would lead to an un-serviced industrial land inventory spanning 108 years, resulting in a liability as no revenue would be derived from un-serviced, undeveloped land.
